THE RANGES
Mobility Technology Pioneers
The Ranges is pioneering the future of mobility, featuring a collection of headquarters buildings, purpose-built for advanced manufacturing, engineering, research and development. Located on the former rifle and aircraft ranges once used by the RAF, this landmark development sits along Skimmingdish Lane to the south of the estate. The first occupier, YASA, an Oxfordshire success story and world leader in electric motor technology, perfectly represents the type of innovative business this community is designed to support. Building on the momentum established by The Command Works development in 2020, this next phase of evolution will continue to expand the estate’s offer for occupiers and visitors alike. As amenities grow, including the arrival of e-karting specialist TeamSport at Hangar 137, this part of the estate is becoming increasingly suited to public-facing businesses and wider community engagement, while ensuring visitor access is carefully managed as the campus continues to develop.
NEW TECHNICAL SITE
Space for scale-ups to research and develop new ideas
A phrase introduced by the RAF during the establishment of their distinctly outlined ‘Technical Site’ in the 1920s at the south-west corner of Bicester Motion, the New Technical Site located on the south-east corner represents a modern vision aimed at nurturing a vibrant and connected business community for the next hundred years. The New Technical Site seeks to host world leading innovators enabling them to grow at Bicester Motion.

Mobility Brand Experience
Designed to be a dynamic and vibrant space featuring a host of brands occupying, The Rushes aims to connect visitors with the latest technology, engineering and mobility products, enabling innovative brands to build strong relationships with their customers in a unique experiential environment. The state-of-the-art buildings are positioned to previously consented track activities, offering enthusiasts a front-row seat to track activities with a morning coffee or lunch. Here, individuals can also put their own skills to the test and dive deep into the world of mobility technology - exploring its evolution from past innovations to future advancements.
MOTION LIVING
Live, work, and play
A new residential offering in Bicester, bringing modern, affordable apartments to the community. Introducing an exciting living experience for not only Bicester Motion but the town, Motion Living will offer mixed tenure, one, two and three-bedroom apartments.. The exact residential mix for the site is still being developed, we are exploring a variety of affordable housing models to ensure local needs are met effectively and in the most appropriate location. It will be a modern lifestyle set within a vibrant historic estate teeming with job prospects, dynamic events, and activity. Residents will benefit from enhanced amenities and connectivity, embracing an enjoyable lifestyle within a flourishing community while making the most of health and wellbeing spaces surrounded by bright minds, reputable brands, and thriving businesses. Motion Living is intended to be low-rise and low-density.
THE HOTEL
A New Hospitality Concept for Bicester
The previously consented hotel scheme is being enhanced by introducing a mix of hotel and branded residential accommodation, alongside additional on-site amenities. This blended model supports long-term stays while strengthening the overall viability and appeal of the development. By combining high-quality hospitality with branded living, the scheme will support a more diverse and sustainable mix of uses, helping to create a vibrant, active place throughout the year. These enhancements will strengthen the overall offer, bringing added life, investment, and high-quality facilities to the area.

Teamsport - Hangar 137
Hangar 137 has officially been handed over to TeamSport, the leading indoor karting experience operator. The new venue will feature a thrilling two-deck, 500-metre electric karting track, delivering a high-quality experience for all ages and abilities. Beyond the track, TeamSport is committed to supporting young talent, grassroots participation, and increasing opportunities for women in motorsport. Once complete, this venture will not only provide a unique leisure destination but will also become a valuable community asset - encouraging active lifestyles, creating local opportunities, and bringing people together through an inclusive and exciting sport.
Yasa - The Ranges
YASA was founded in 2009, a spin out from the University of Oxford, by the founder and chief technology officer, Dr Tim Woolmer. In 2021, YASA became a wholly owned subsidiary of Mercedes-Benz, pioneering new electric drive technology for the whole Mercedes-Benz Group. The company is leading the way in the electric propulsion evolution with its axial flux Technology, a more compact, lightweight, powerful and efficient alternative to the standard radial electric motors used in most EVs today. YASA employs over 400 people across several sites in Oxfordshire, and includes teams in innovation, engineering, prototyping, operations, and business support functions. Many of these teams will be due to relocate to Bicester Motion upon completion of its new headquarters premises.
Audi Revolute F1 - Building 123
Audi enters Formula 1 for the first time in 2026 with its own factory team and a hybrid drive system developed in Germany. The Audi Revolut F1 Team is based at three locations: Audi Formula Racing GmbH, which was founded specifically for the project, is developing the power unit in Neuburg an der Donau. Hinwil in Switzerland will be home to the development of the racing car as well as the planning and operating of the races. In addition, the UK Technology Centre in Bicester provides a foothold in the heart of Motorsport Valley, offering direct access to top F1 talent and key strategic partners.
Skyports - Vertiport
Skyports is the leader in vertiport infrastructure for the advanced air mobility (AAM) industry. Skyports has invested £1.6m in developing the final approach and take off areas (FATO) and a passenger terminal for EVTOL test bed activity.
